Periodic Inspections
The successful completion of a periodic inspection is confirmation that an installation is not damaged or deteriorated and periodic inspection identifies and installation defect and non-compliance with Regulations.
It is a fact that all electrical installations deteriorate, this can be due to wear and tear, overloading, etc, etc.
Legislation requires that all installations be maintained in a safe condition. |

Legislation
Regulation 4(2) of The Electricity at Work Act (1989) and the Memorandum of Guidance published by the Health and Safety Executive, require that installations meet British Standard BS 7671 as laid out in The IEE Wiring Regulations (16th edition), and this legislation requires that all installations be maintained in a safe condition. All electrical wiring installations, whether a private home or a commercial property fall under this legislation.
The recommended maximum period between Periodic Inspections varies with the type of premises, for example:-
▪ On a building site it is recommended every three months
▪ For commercial property every five years
▪ For Industrial Premises every three years
▪ for a domestic property every ten years or upon a change of tennant
During the Periodic Inspection
The time taken for the inspection can vary from a few hours on a domestic premises to several days on a large industrial site.
The period inspection will take into account all relevant circumstances including the following factors:

Serviceability of equipment e.g. switches, socket-outlets and light fittings sockets mounted in skirting boards may require replacing. |

Serviceability /Suitability of the switchgear and control-gear. |
 |
Extent of any wear and tear, damage or other deterioration |
 |
Adequacy of earthing and bonding. |

Type of wiring and its condition, modern cables use PVC insulation
Cables coated in black- rubber were phased out in the 1960s . Cables coated in lead or fabric are even older and may need replacing. |

Where necessary the provision and correct operation of fuses and residual current devices. |
 |
Presence of adequate identification and notices. |
 |
Changes in use of the premises, which have led to, or might lead to, deficiencies in the installation. |
During a complete inspection, there will be a minimal interruption to the power supply, but any disruption will be kept to a minimum.
After the Periodic Inspection
A report will be provided to the person requesting the inspection. This will include a schedule of Inspections and Test Results and a list of recommended actions to bring the installation up to the current standard
